- Determines your buying power and your maximum you can spend on a home.
- Enables you to budget and understand what a mortgage payment will look like and if it fits your family budget. The last thing you want is to be house poor with no extra money at the end of the month for activities, dinners out or trips.
- Determines if there are any issues with your credit that might make getting a mortgage approval challenging.
- Ensures you have the proper proof and history for the down payment.
- Secures a mortgage rate for up to 120 days.
- Ensures you have the proper documentation ready to secure financing once you find the “one”.
There is nothing wrong with popping into various open houses in your desired area and possible price range. However, if you are looking to avoid the heartache of falling in love with something that isn’t achievable, then do yourself a HUGE favour and seek a comprehensive review. All proper reviews should be backed with proof of supporting documents. If they aren’t being asked of you, be wary of the information is being given.
